What Happens At Closing?
Who Will Be There?
Typically during a closing the realtors of both parties will be present. If the buyers are using a loan, a loan officer will be present, as well. It is recommended that both spouses, if married, are present for the closing.
What Happens At Closing?
The lender will go over documents that the buyer(s) needs to sign. The title company will go over title documents that the seller and buyer need to sign.
If there is a lender involved, sometimes there will be a funder who gives funding approval based on all the documents that were signed and if all signatures are made.
Once the closing is over, the title company will disburse the check to the seller and the post-closing title company will record the deeds and payoff the sellers loan with proceeds from the transaction.
Estimate Closing Costs
The estimating closing costs are determined by sale price of house, loan amount and the surrounding market.
