Full Search Products
An informational search report is a non-insurance product that reveals the details impacting title to a piece of property but no guarantee against unknown or undisclosed defects is given. During a title search we do a examination of the public records and present our findings much like we would with a title insurance commitment. A service fee is charged but no insurance premiums are collected and no final policy will be issued. This is an excellent choice for an individual thinking about buying under circumstances where an opportunity to examine title is not a condition of the purchase, such as a foreclosure sale or auction for delinquent taxes.
Title Insurance
Title insurance is a form of security insurance which insures against financial losses suffered from defects in title to real property. We conduct an examination of the public record and issue a title insurance commitment showing the entities with an interest in the land and the restrictions to your use and enjoyment of the property. Additionally, we provide a detailed list on the items required for insurable title to pass to the new buyer.
Midwest Title & Escrow issues title insurance through it's underwriters, Alliant National Title Insurance and Westcor Land Title Insurance.
Closing Services
"Closing" is the date when the buyer becomes the owner of the home. All inspection and contractual contingency periods have expired and the seller is prepared to exchange the Deed for payment of the sales price of the property.
Midwest Title offers escrow closing services and prepares all the paperwork necessary to pass title from the seller to the new buyer. Additionally, our closing department makes sure all requirements on the title commitment are satisfied and the appropriate documentation is filed with the County.
Once you've signed the contract on your home, the real work begins for the title agent . We work closely with the parties to the transaction to make sure all obligations are fulfilled and we meet the closing deadline indicated in the contract.
1301 Exchange Services
For real estate investors or owners of income producing properties, the sale of their property can trigger a tax liability in the form of a capital gains tax. Property owners that want to defer payment of those gains many times choose to re-invest in a new property under the terms of Section 1031 of the IRS code. This is often called a "Starker Exchange".
Midwest Title & Escrow , through it's subsidiary, Midwest 1031 Exchange Services, LLC, offers the intermediary services necessary to facilitate a tax deferred exchange.

State and County Document Retrieval Services
Being located in the State capital gives Midwest Title & Escrow hands on access to the offices that serve every corner of the Missouri. We offer UCC filings and retrievals from the Secretary of State, manufactured home conversion services with the Department of Motor Vehicles and numerous other documentation requests that can only be accomplished with a physical visit to the State capital.
Ownership & Encumbrance Reports (Letter Reports)
An Ownership & Encumbrance Report (letter report) verifies the current owners with an interest in the title in land records. It shows every open mortgage found, recorded involuntary liens or financial encumbrances that could affect the property, shows if the property is being foreclosed upon in land records and the last assignment of record for any open mortgage.
